250 Delaware Avenue is a mixed-use development under construction in Buffalo, New York.
Construction
The new building replaces the two story Delaware Court building (1917-2014) at the northwest corner of Delaware Avenue and Chippewa Street[1] and will occupy a 1.95 acre site.[2] The new building will replicate the iconic curved façade of the old, using terra cotta features of the original Delaware Court building.[3] The building will feature 193,000 sq.ft of class A office space on the sixth through 12th floors, a 120 room hotel occupying 104,000 sq. ft., 18,000 sq.ft. of retail space, and indoor parking for 593 vehicles in a five-level attached parking ramp.[4] The center of the building will contain a four-story atrium featuring a four-story biowall made of living plants.[5] The building was designed and constructed to achieve a LEED-Silver certification through the U.S. Green Building Council. The facility is scheduled to open in November 2015.[5]
Operations
Upon completion, 250 Delaware Avenue will serve as the new headquarters for Delaware North Companies, which will also operate a 120 room Westin hotel within the building.[6] Other major tenants include UBS Financial Services Inc, KeyBank, and the U.S. Office of Homeland Security.[7]
