Conrad Fort Lauderdale is a luxury condominium-hotel resort located on North Fort Lauderdale Beach Boulevard, just a few blocks from Las Olas Boulevard. Designed by Michael Graves as Trump International Hotel & Tower Fort Lauderdale, the building was advertised as featuring a health club, spa and pool, and fine dining. The building was to be a partnership between Roy Stillman of New York's Bayrock Merrimac LLC, and New York real estate developer Donald J. Trump. Construction was to be completed by the end of 2009, and was planned to contain 298 Hotel Condominium Units (172 studios, 80 one-bedroom units, 43 two-bedroom units & three Penthouse units). Other firms involved in the project include Stiles Construction Co., Oscar I. Garcia AIA Architects, and Galleria Collection of Fine Homes.
The building is located where the 1950s Merrimac and Gold Coast hotels once stood.
Having defaulted on a $139 million loan, the building was faced with foreclosure.[1] In November, 2010, Trump announced he was no longer affiliated with the project.[2]
The unfinished condo-hotel was sold on March 14, 2012 in a foreclosure auction. The current owner of the property is ST Residential, a joint-venture between Starwood Capital, TPG Capital, WLR LeFrak and Perry Capital, according to the bulk deal marketing literature. The 298-unit project is being marketed for sale as "an extremely rare opportunity to acquire a brand new (sic) big beachfront asset,” according to the bulk deal marketing literature Condo Vultures cited. Sales materials indicate the building “has been well maintained and is in nearly move-in ready condition.”
In June 2014, the U.S. District Court for the Southern District of Florida granted plaintiffs’ motion for sanctions against Donald Trump for his initial failure to disclose a relevant insurance policy related to the defunct project. In 2011, Trump denied that any insurance policy relevant to plaintiffs’ claims existed. Plaintiffs discovered in November of 2013, from Trump’s general counsel, that there had been such an insurance policy, but the policy had since “dried up,” potentially as a result of a 2013 settlement with investors at Trump Ocean Resort Baja Mexico development.[3]
The hotel will open in 2015 as Conrad Fort Lauderdale.[4]
Education
If completed, the tower will be zoned to schools in the Broward School District.
If the school zoning boundaries do not change, the tower will be zoned to:
- Harbordale Elementary School
- Sunrise Middle School
- Fort Lauderdale High School
