Len Waters Estate is a suburb of Sydney, in the state of New South Wales, Australia. Len Waters Estate is located 39 kilometres south-west of the Sydney central business district, in the local government area of the City of Liverpool. Named in honor of Len Waters[1] the suburb occupies land formerly part of Hoxton Park Airport. This small industrial suburb consists almost entirely of two distribution centres and a hardware shop owned by Woolworths Limited.
